I am building a new house and will have room for that desired layout. While I am in the planning stages, I like the idea of “empties in–loads out”. Trouble is I have already packed or pitched 25 years of MR’s and MRC’s.
Can any of you help with a scan of an appropriate text page covering the idea?
I would like at least 4 industries paired into this empty/full plan.

It is a fairly easy idea. You need two tracks for each industry. one holds empties and one holds loaded cars. Typically they are separated by a view block like a backdrop. So you take the empty cars from the power plant to the other side of the railroad and shove them into the empty car track at the mine. then you take the full cars at the mine and run them around to the other side at the power plant and shove them into the receiving track. And low and behold the empty cars are back on the other track because the two tracks at each industry are in fact the same track. Hoppers and gons are about the only cars you can use this with since they are the only ones you can tell if they are full or empty. Some industries are coal and power as a pair. Scrap dealer and steel mill or foundry as a pair. beyond that I can’t think of any but somebody will.

You can use flats as well, but an empty-full scenario might be harder to find.
How about – lumber from a mill to a furniture factory. The lumber would come in from the mill on a flat, but go out as finished furniture in a box car, so the flat would go back empty to the mill. You could also maybe do this with bulkhead flats or centre-spline cars, but lumber would still be the load.
The coal mine - power plant is the classic, but not the only one. If your era is “older” there were lots of different materials carried in gondolas that are now in hoppers, on specialized flats, or other types of cars. Sugar beets in drop-bottom gondolas would require a pretty specific protoype.
