In about 2 months I will be moving - to a place with 2 bedrooms. Bedroom 2 will become the train/computer room. My planned layout height allows my computer desk to easily fit underneath, and since I don’t plan on any more than 2’ of benchwork width, and my desk is actually 3’ deep, no chance of banged heads, either.
As soon as I get to see the inside I can get some dimensions. Hopefully the door is in a corner to maximize run length, otherwise I may have to go wit a lift bridge or gate at the entrance.

Model railroaders have a different perspective when we evaluate a new residence that too often escapes their wives/girl friends, et al, and that is the layout potential factor. I cook, so a good kitchen is critical but on the same level as the house’s “trainability”. After 37 years, my wife is starting to understand. No, that’s not accurate. She is more tolerant, relatively speaking.

Yep. I remember when I was looking around before finding my current townhouse. Landlords that I talked too couldn’t understand what I meant by “the basement’s too small”, “the furnace/water heater are in the way”, etc.

Congrats on the new place. That sounds like it is going to be perfect set up. I know there was a stretch of y life where I could’nt walk into a house with out picturing a layout in every room. My wife would sometimes catch me and bust me on it… “Ah, you got that look on your face…”
