Here’s a improved version of a trackplan I came up with. It’s still in a 14x14 room, but now it has staging yard coming or the wye, and one hidden with the reversing loop at the south west end. I shall add a passing siding, and populate it with siding/business, etc. Here it is.

i tried to draw your plan in a 14 x 14 space, with a 18" radius and #4 switches; i did not really succeed.

Looking better i discovered you have been using HO-scale elements. Not that bad when building in Sn42. But your room stays the original 14 x 14 and not 14 x 87/64 = 19 (or 18) to compensate for the different scale. (87/64 is almost equal to 9/7, so the resulting layout will be 18 x 18)

You had better indicate doors and windows as well. As said before, you could communicate trainlength and spacing as well.
