Well as it looks right now i need to redesign my layout. We may be moving to a new house.(getting loan approval and selling our house first) So for now i am planning on coming out of the garage and moving into a dedicated 12 X 15 train room in the basement. I didn’t have much accomplished in the garage so not a lot of time or money wasted, and now my space will be conditioned. Wish me luck everyone, and if anyone has a good plan for a room this size send it on over. I’d like to have lots of mainline and service a couple heavy industries like coal or steel, with a few smaller things for good measure.
I’m thinking 30" around the walls with a 5’ wide penisula down the center with or without a backdrop down the center.
You are coming out of the garage - I’m getting a garage! I’m getting a bit dizzy thinking about all the room I’m going to have.
Actually Iain Rice’s book, Midsized Layouts has a few plans in that size range. All are very well thought out.
Heres one for an 11x12 room which could be enlarged somewhat, I like this plan.

I’m in a similar situation, we just moved into another house, so now I am allowed a 10 x 14 foot space for trains. YAY!

this idea i also thought up a couple of days ago for somebody elses train room
I also have a 12x15 space
(and a bit more, a 9 x 15 extension)
but i am thinking about only using the 12 x 15 space, and the plan SpaceMouse described was somthing i was looking at
u would use the peninsula for industries, and the atw secton as your mainline
think of the peninsula as a branch line
put an interchange from the main to the branch
Well it didn’t work out as i had planned. Just missed being able to get enough for our current house to make it an almost even trade. Soooo for now we are looking again!!

I can salvage it all, only had a few metal studs up to section off the room. So nothing much is lost…
