I’m noticing that these days most tie replacements are using either concrete or steel ties vs. wooden ties. Which ties are best for what kind of application and why?

Not to intrude on your question because I want to hear what those in the know about ties have to say, but yesterday at Durand, MI I saw a spineback carload of what appeared to be untreated ties. They were marked 7x9x9. Left me wondering if non-treated ties are ever used.TTBOMK, we have no tie treatment facilities in Michigan.
